Is your Box Hill roof starting to look worn? Cracked tiles, fading colour, stubborn moss growth, or small leaks after heavy rain are common problems that do not always call for a full roof replacement. Professional roof restoration can bring your roof back to near-new condition, extend its working life by 10 to 15 years, and save you thousands compared to replacing the entire roof.

Action Roofing has been delivering expert roof restoration services across Box Hill and the broader Hills District for over 25 years. We use proven techniques, premium Dulux protective coatings, and advanced drone and thermal imaging inspections to make sure every restoration is completed to the highest standard. Whether you found us by searching for roof restoration near me, trustworthy roofers near me, or you were referred by a neighbour, we will provide a free inspection and honest advice about whether restoration or replacement is the right option for your home.

Our Roof Restoration Services in Box Hill

Every roof is different, which is why we tailor our roof restorations to suit the specific material, condition, and age of your roofing system. Here is what we offer Box Hill homeowners:

tile roof restoration

Tile roofs, whether concrete or terracotta, are among the most common roofing types in Box Hill. Over time, tiles crack, ridge capping loosens, and protective coatings wear away under Sydney’s harsh sun. Our tile roof restoration process includes high-pressure cleaning, rebedding and repointing ridge capping with flexible pointing compound, replacing broken tiles, and applying premium Dulux AcraTex or WeatherShield coatings. Many homes in the Box Hill area were built during the 1980s and 1990s, meaning their tile roofs are now at the ideal age for a professional restoration.

Tile Roof Restoration

Metal roofs across Box Hill cop a beating from the Hills District’s extreme UV exposure and summer heat. Our metal roof restoration process includes thorough cleaning, rust treatment, fastener replacement, and two coats of protective Dulux coating to seal and protect the surface for years to come. For anyone looking for a Sydney roof restoration specialist to bring metal roofing back to peak condition, our team has the experience and materials to get it done properly.

Steel Roof Restoration

Older steel roofing is particularly vulnerable to rust, especially around valleys, fastener points, and cut edges. Our steel roof restoration service addresses corrosion at the source. We clean, treat, and seal affected areas before applying protective coatings designed to withstand Sydney’s climate. Whether it is Colorbond, Zincalume, or older galvanised steel, we have handled thousands of steel roof restoration projects across the Hills District and Western Sydney. For reliable steel roof restoration in Box Hill, Action Roofing has you covered.

Roof Restoration in Box Hill » Roof Restoration

Sometimes your roof just needs a thorough professional clean. Moss, lichen, dirt, and debris build up over time, particularly on south-facing sections that stay damp longer. Box Hill properties surrounded by mature trees are especially prone to organic buildup. Our high-pressure cleaning service removes years of grime and is often the first step in a full roof restoration service. We also apply a sterilisation treatment to prevent regrowth.

Action Roofing was recommended by a local carpenter. Michael said I would be really happy with them - and I was. Michael knew one of the owners for many years. All the dealings I had with Paul and Peter (the owners) and subsequently Ben and Kyle, who did the actual roofing repairs, were excellent. There were plenty of photos provided (I asked for them) and Ben explained what they did, and also educated me on what makes a good job and why. More research on my part confirmed that Ben and earlier Paul, were not talking "through their hat". The repairs/maintenance were not cheap but the care Ben and Kyle showed in their work was obvious. I wanted a good job with no shortcuts. Earlier at the time Paul assessed my roof, after questioning, Paul indicated that if I wanted shortcuts, then I would have to get another roofer. Overall, very happy customer.

Peter is one of the rare tradies that is honest and accurate about what needs fixing on a job and hence doesn’t charge an arm and a leg.
We use Peter for all of our roofing jobs and I would’t risk giving a job to anyone else. He is quick to pin point the issue and his pricing is fair. I once had an owners insurance builders return 5 times to a property without fixing the issue. I asked the owner if we could send Peter which I did and the job was completed first go.

Thanks Peter!

I am the Maintenance manager at a Retirement and aged care village on the Northern Beaches (Allambie Heights) and we have had the pleasure of having Action Roofing do
considerable repairs, alterations and maintenance on our many 1970 era, eves and gutters. The service was excellent, the staff very skilled ,polite efficient and clean and tidy. The Owner Peter Portelli was so very competent in all aspects. Technically the best I've been associated with. He was in high demand especially during weather incidents and even then never failed to turn up for appoints , quotes or actual work to be done. When Peter gave his assurances on a job I knew it would be done to the highest standard.
I cannot but give him references of the highest quality

Signs Your Roof Needs a Roof Restoring Service

Not sure if your roof needs attention? Here are the most common signs Box Hill homeowners should watch for, and why roof restoration sooner rather than later saves money in the long run

Leaks or Water Stains Inside the House

Leaks or Water Stains Inside the House

Water stains on ceilings or walls are a clear signal that your roof's protective barriers have failed. Leaks often originate from worn ridge capping, rusted valleys, or deteriorated flashing. These are all issues that a professional roof restoration service can address without the cost of full replacement. If you are noticing damp patches after rain, do not ignore them.

Cracked, Broken, or Missing Tiles

Cracked, Broken, or Missing Tiles

High winds, hail, and thermal shock from Western Sydney's 40 degrees Celsius-plus summers can crack or dislodge tiles. Even one broken tile creates an entry point for water. If you notice damaged tiles on your Box Hill home, it is time to look into roof restoration before minor damage turns into a major leak.

Moss, Lichen, or Mold Growth

Moss, Lichen, or Mould Growth

Box Hill's tree-lined streets and leafy surroundings create conditions where moss and lichen thrive, especially on shaded roof sections. Left untreated, these organisms retain moisture against your roof surface, accelerating deterioration of tiles and coatings. A proper Sydney roof restoration includes sterilisation treatment that kills growth at the root and prevents it from returning.

Faded or Peeling Roof Coating

Faded or Peeling Roof Coating

Sydney's UV index regularly hits 11 or higher during summer, and that intense exposure degrades roof coatings within 10 to 15 years. If your roof looks washed out or the coating is visibly peeling, it has lost its protective properties. A Sydney roof restoration with fresh Dulux coating restores both appearance and weather protection.

Rust or Corrosion (Metal Roofs)

Rust or Corrosion (Metal Roofs)

Rust is the enemy of metal roofing. It typically starts at valleys, screw holes, and cut edges, the areas where the protective coating has been compromised. Early-stage rust can be treated during restoration, but if left unchecked, it will eat through the metal entirely. This is especially relevant for iron roof restoration. Older iron roofing across Box Hill and the surrounding suburbs is particularly prone to corrosion and benefits significantly from professional restoration.

Roof Is Over 15–20 Years Old

Roof Is Over 15–20 Years Old

If your roof has not had any professional attention in 15 to 20 years, it is almost certainly due for restoration. Most Sydney roof restoration projects we complete in the Hills District are on roofs in this age range. They are old enough to need rejuvenation but structurally sound enough that replacement is not necessary.

When restoration is not enough, re-roofing replaces your existing roof covering with new materials. This is ideal when you want to change materials (for example, concrete tiles to Colorbond) or when the existing covering is beyond restoration. Our re-roofing service includes removal, disposal, and installation, all handled by our licensed team.

For roofs with structural damage, severe sagging, or extensive deterioration, full replacement is the safest option. We will be upfront about when roof renovation makes sense versus when replacement is the better investment. Our honest approach means we will recommend replacement over restoration when it is genuinely needed, even though restoration is the easier job for us.

Our Four-Step
Process for Roof Restoration
Services in Box Hill

Roof Inspection & Assessment

Every project starts with a thorough inspection. We use drone technology and thermal imaging to identify issues that are not visible from the ground, including hidden leaks, moisture trapped under tiles, and structural concerns. You will receive an honest assessment and an upfront quote with no hidden costs. If you have been searching for roof restoration near me in Box Hill, this free inspection is your no-obligation starting point.

Roof Cleaning & Repairs

We begin the hands-on work with high-pressure cleaning at 3,000 PSI (safe for tiles, will not cause damage) to strip away decades of moss, lichen, dirt, and debris. Broken or cracked tiles are replaced, damaged flashing is repaired or replaced, and valleys are cleaned and treated. This preparation phase is critical. Coating over a dirty or damaged roof is a waste of money, which is why we never skip this step.

Repointing & Sealing

Loose ridge capping is rebedded using flexible pointing compound, a modern alternative to rigid mortar that withstands Sydney's thermal expansion cycles without cracking. All ridge capping is then repointed to create waterproof seals. Valleys and flashings are sealed as needed. This step is what separates quality roof restorations from cheap cosmetic jobs.

Protective Coating & Final Inspection

Two coats of premium Dulux roof coating (AcraTex or WeatherShield) are applied for UV protection, waterproofing, and a fresh, clean appearance. These coatings are specifically formulated for Australian conditions, with UV-resistant polymers that handle Sydney's intense sun exposure. We then conduct a final walkthrough inspection, provide care instructions, and hand over your warranty documentation. The result is a complete roof renovation that extends your roof's working life by 10 to 15 years.

Frequently Asked
Questions

How much does roof restoration cost in Box Hill?

Roof restoration in Box Hill typically costs between $3,000 and $8,000, depending on your roof’s size, pitch, material, and current condition. A standard 150 square metre home usually falls in the $5,000 to $6,500 range. Our quotes include all materials, labour, and cleanup with no hidden costs. For an exact price, request a free inspection, and we will assess your roof and provide a detailed, upfront quote.

Most residential roof restorations in Box Hill take 2 to 3 days, depending on roof size and weather conditions. Larger or more complex roofs may take 4 to 5 days. We will confirm the expected timeline during your free inspection. Weather can occasionally cause delays, as we will not apply coatings in rain or extreme heat because it compromises the finish quality.

It depends on your roof’s condition. Restoration is ideal when your roof structure is sound but the surface needs rejuvenation, such as faded coating, worn seals, loose capping, or minor leaks. It costs a fraction of replacement ($3,000 to $8,000 versus $10,000 to $25,000 or more) and extends roof life by 10 to 15 years. However, if your roof has structural damage, severe sagging, or is 40-plus years old, replacement may be the safer long-term investment. We will give you honest advice during your free inspection.

Our comprehensive roof restoration service includes high-pressure cleaning, sterilisation treatment, rebedding and repointing all ridge capping, replacing broken or cracked tiles, valley and flashing repairs, two coats of premium Dulux protective coating, full roof inspection with drone and thermal imaging, and complete site cleanup. Everything is included in your upfront quote.

Generally, no. Standard roof restoration (cleaning, repointing, recoating) is classified as maintenance and doesn’t require council approval from The Hills Shire Council. However, if you’re changing roofing materials, altering the roof structure, or your property is heritage-listed, you may need approval. Full roof replacement typically requires a building permit. We can advise on permit requirements during your inspection.

Yes, we can work around solar panels. We will coordinate with your solar installer if panels need temporary removal for full restoration access, or we will restore accessible areas while protecting your solar system. The approach depends on your panel layout and the extent of restoration needed. We will discuss the best option during your free inspection.

Autumn (March to May) and spring (September to November) are ideal. Moderate temperatures and lower rainfall make for optimal coating application and curing conditions. However, we restore roofs year-round in Box Hill. We simply avoid applying coatings during rain or extreme heat days (40 degrees Celsius or above) to ensure proper adhesion and finish quality.

In most cases, yes, if leaks are caused by worn seals, loose ridge capping, cracked tiles, or minor flashing damage. Our restoration process addresses all of these issues. However, if leaks are caused by structural problems, severely rusted valleys, or extensive damage, restoration alone may not be sufficient. We use thermal imaging to pinpoint exact leak sources and will recommend the right solution, whether that is restoration, targeted repair, or replacement.

Absolutely. Every restoration comes with our 2-year workmanship warranty covering all labour, including rebedding, repointing, coating application, and repairs. On top of that, materials carry separate manufacturer warranties. Dulux roof coatings typically have 10 to 15-year warranties, and Colorbond products come with their own manufacturer’s guarantees. You will receive full warranty documentation upon completion
