Run your hand across the tile and a fine powder comes off. That is the colour coat breaking down under UV, and once it is gone the concrete underneath is exposed and porous. The roof starts drinking in water rather than shedding it, which adds weight, feeds moss and slowly erodes the tile face.

How we fix it

Pressure clean back to a sound surface, replace any cracked tiles, then seal with a penetrating primer and spray two full coats of Dulux membrane. The roof is protected again, not just recoloured.

My ageing concrete tile roof was leaking rainwater and was in need of some TLC. The boys from Action Roofing did a brilliant job replacing the lead flashing and also the gable end barge boards which had seen better days. The guys lifted all of the ridge capping, cleaned, cemented and pointed. Broken tiles were replaced. The whole roof was cleaned, sealed and painted to finish. The place looks great and more importantly no more leaks.

We had major leaks following a storm on Anzac Day . Repairs were carried out , but further leaks surfaced following these repairs . Contacted Action Roofing for another assessment , where upon Paul came out , to further assess our roof . Being as thorough as he was , and with his reviews read , we decided to trust Paul and his team with our roof problems . Peter delivered necessary parts , Ben and Kyle , were the roofers on site . Their punctuality was unbelievable , worked like trojans from start to finish , for a solid 3 days . The end result was amazing , no photo's unfortunately , as I am unable to climb ladders , to get on my roof , to show proof . Action Roofing was recommended by a local carpenter. Michael said I would be really happy with them - and I was. Michael knew one of the owners for many years. All the dealings I had with Paul and Peter (the owners) and subsequently Ben and Kyle, who did the actual roofing repairs, were excellent. There were plenty of photos provided (I asked for them) and Ben explained what they did, and also educated me on what makes a good job and why. More research on my part confirmed that Ben and earlier Paul, were not talking "through their hat". The repairs/maintenance were not cheap but the care Ben and Kyle showed in their work was obvious. I wanted a good job with no shortcuts. Earlier at the time Paul assessed my roof, after questioning, Paul indicated that if I wanted shortcuts, then I would have to get another roofer. Overall, very happy customer.

Peter is one of the rare tradies that is honest and accurate about what needs fixing on a job and hence doesn’t charge an arm and a leg.
We use Peter for all of our roofing jobs and I would’t risk giving a job to anyone else. He is quick to pin point the issue and his pricing is fair. I once had an owners insurance builders return 5 times to a property without fixing the issue. I asked the owner if we could send Peter which I did and the job was completed first go.

We had Paul give us a quote on repairing, reseating and cleaning our terracotta roof tiles. He gave us some good advice of where to get some extra tiles too. We also got him to install two whirlybirds due to moisture buildup on our ceilings and so far they seem to be working well. We love the look of our clean tiles. Paul’s quote was very reasonable.

How much does roof painting cost in Sydney?

It depends on roof size and pitch, the material, access, and how much preparation the roof needs. A sound concrete tile roof that only needs cleaning, priming and two coats costs considerably less than one needing rebedding, repointing and tile replacement first. We inspect the roof and give you an itemised written quote within 24 hours rather than a blind cost per m2.

Is roof painting better than roof replacement?

It depends on what is actually wrong. If the tiles or sheets are sound and the surface is simply worn, faded and porous, painting is the right call at a fraction of the cost of a new roof. If the bedding, pointing or valleys have failed as well, you need roof restoration. If the tiles are crumbling or the metal has rusted through, no coating will save it and replacement is the only option that lasts. We tell you which of the three you are looking at.

What roof types can you paint?

Concrete tile, cement tile, terracotta tile, Colorbond, Zincalume, galvanised iron and corrugated steel. Each material takes a different primer and coating system, which is why the inspection comes first.

What are heat reflective roof paints?

They contain pigments that reflect solar radiation rather than absorbing it as heat. This lowers the roof surface temperature and cuts the heat load pushed into your roof cavity, which takes pressure off the air conditioning. The effect is strongest in lighter colours.

How many coats of paint do you apply?

A sealing primer suited to your substrate, then two full spray coats of premium Dulux membrane, built to the film thickness the manufacturer specifies. Cheaper quotes covering one coat over no primer look identical on handover day and will not hold up.

Will roof painting stop leaks?

It seals a porous tile surface, but it is not a fix for an active leak from cracked tiles, failed pointing, damaged flashings or blocked valleys. Those faults have to be repaired first, and our inspection identifies them before any painting begins.

Can I change my roof colour completely?

Yes. Repainting is exactly the point at which you can change colour, whether that is a dated terracotta going to Monument or a Colorbond roof moving to a new tone. We bring physical samples to your home so you can compare them against your own brickwork in daylight.

How often should I repaint my roof?

A properly prepared and coated roof in Sydney conditions typically holds for ten to fifteen years. Coastal roofs and roofs with heavy sun exposure sit at the shorter end. A roof painted without primer or with a single coat can start failing in as little as three years.
