The Immediate Costs of Re-Roofing

What Does Re-Roofing Typically Cost?

Prices of re-roofing units can be quite diverse due to a bunch of factors, such as building size, the nature of the selected material, and the project characteristics. The average estimated costs that any homeowner is likely to spend on a whole re-roofing exercise include several thousand dollars, all the way to thousands of dollars. You should seek the price of a professional roofing contractor to know the price that would apply to your house. It may come at a high price, but it is a cost that can give value and security to your house.

Factors That Influence the Cost of Re-Roofing

There are a number of aspects that dictate the overall cost of re-roofing. The material you choose plays a significant role, with options ranging from affordable asphalt shingles to premium materials like slate or metal. Additionally, the complexity of your roof—such as multiple levels, steep pitches, or intricate features—can raise the cost. The current state of the roof, including the need or otherwise for the removal of old materials, also influences the price.

Long-Term Benefits of Re-Roofing

Increased Property Value

You can gain a lot on the price of your home with a new roof. Even in the case you plan to sell in the future, a re-roofing project can help you make your property more appealing to a prospective customer who will enjoy the increase in both security and beauty. Real estate agents often report that houses that have new roofs sell quickly and command a higher price. In fact, it’s estimated that you can recoup a large portion of your re-roofing costs through an increase in property value.

Improved Energy Efficiency

Among the main long-term advantages of re-roofing is increased energy efficiency. The older roofs tend to contain cracks, gaps, or a lack of enough insulation, which can contribute to the loss of a substantial amount of energy. A new roof, especially with the modern materials and insulation, has the capacity to save on your spending on heating and cooling, by making your home more comfortable to live in. An efficient roof can offer tremendous savings in terms of utility bills in the long run.

Enhanced Safety and Protection

A new roof will offer more defend against the elements, decreasing the risk of seepage, water harm, and other troublesome issues. An old roof has more chances of leaks, which may induce damage to the building of your house and, in the process, incur excess expenses due to leaks. When you invest in re-roofing, you are insuring against the wear and tear of your home in case of the weather conditions, which means that your property will be safe in the coming years.

Considerations Before Committing to Re-Roofing

Assessing the Age and Condition of Your Roof

Evaluation of the present state of your roof should be considered before deciding on whether to re-roof. Remedial work might be a cheaper option in case your roof is relatively new and has a few minor problems. But when your roof is worn and damaged with signs of possible large-scale damage, then re-roofing would be the best choice regarding the long-term security and savings.

Evaluating the Cost of Repair vs. Re-Roofing

Sometimes, it is even possible to mend some sections of the roof and ensure that such a roof may serve another few years. However, as the roof erodes on a large scale in the surrounding of the entire scale, the frequent repair may prove to be more expensive than one would actually replace it. The cost of regular repairs and the one-time cost of re-roofing should be compared to derive a solution that is financially reasonable.

Checking for Existing Insurance Coverage

Before performing the job, it is preferable to check the home insurance policy along with your home insurance re-roofing coverage first. In other cases, insurance may split the cost and cover all the expenses in case the roof is ruined by a storm or any other accident that is insured by the policy. In the absence of the insurance, it would substantially influence the overall cost of the project, and one should consider the same during deciding on the overall project.

Action Roofing was recommended by a local carpenter. Michael said I would be really happy with them - and I was. Michael knew one of the owners for many years. All the dealings I had with Paul and Peter (the owners) and subsequently Ben and Kyle, who did the actual roofing repairs, were excellent. There were plenty of photos provided (I asked for them) and Ben explained what they did, and also educated me on what makes a good job and why. More research on my part confirmed that Ben and earlier Paul, were not talking "through their hat". The repairs/maintenance were not cheap but the care Ben and Kyle showed in their work was obvious. I wanted a good job with no shortcuts. Earlier at the time Paul assessed my roof, after questioning, Paul indicated that if I wanted shortcuts, then I would have to get another roofer. Overall, very happy customer.

Peter is one of the rare tradies that is honest and accurate about what needs fixing on a job and hence doesn’t charge an arm and a leg.
We use Peter for all of our roofing jobs and I would’t risk giving a job to anyone else. He is quick to pin point the issue and his pricing is fair. I once had an owners insurance builders return 5 times to a property without fixing the issue. I asked the owner if we could send Peter which I did and the job was completed first go.

I am the Maintenance manager at a Retirement and aged care village on the Northern Beaches (Allambie Heights) and we have had the pleasure of having Action Roofing do
considerable repairs, alterations and maintenance on our many 1970 era, eves and gutters. The service was excellent, the staff very skilled ,polite efficient and clean and tidy. The Owner Peter Portelli was so very competent in all aspects. Technically the best I've been associated with. He was in high demand especially during weather incidents and even then never failed to turn up for appoints , quotes or actual work to be done. When Peter gave his assurances on a job I knew it would be done to the highest standard.
I cannot but give him references of the highest quality
