Key to the Basics: Roof Repair or Roof Restoration

Regarding the roof elevation of your home, it may be important to know the distinction between roof repair and roof restoration. Roof repair is delving into repairing local, specialized problems, like leaks, broken tiles, or damaged flashing. It is usually a swift, less expensive repair, especially on newer roofs, to reduce the damage done.
The process of roof restoration, however, is a more thorough one. It encompasses clearing, fixing, re-bedding, reporting, and resealing of the entire roof surface. This is a good choice when it comes to old roofs or ones that are worn out in most parts. In addition to making your roof look even better, restoration prolongs its life, increases its energy efficiency, and adds value to your home. The best alternative is dependent on the age and condition of your roof as well as your future plans. To receive honest advice and expert service, rely on the team at Action Roofing.

Key Factors to Consider Before Choosing

Every roof is different, and what works for one home might not be right for another. Here are a few things to evaluate before making a decision:

Roof Age

The age of the roof is a very crucial determinant in the choice of repair or restoration. Roofs less than 10 years old usually need less maintenance and are able to gain through some basic work, like replacing broken tiles or patching small leaks.
But when the roof is already 15 years and above, it might be experiencing the effects of ageing, such as hardened materials and a worn-out facade. In these situations, complete restoration assists in prolonging the life of the roof and avoids the same problem in the future.

Damage Severity

The determination of the scope of damage will assist in the decision of whether repair or restoration would be more adequate. Where damages are slight, such as a couple of broken tiles, a minor leak, or localised areas of rust, the local fix is probably the solution.
When issues are extensive throughout the roof, such as numerous leaks, sagging, or decayed mortar, a complete roof repair will provide a longer-lasting repair and avoid more costly structural problems down the line.

Roofing Material

Various roofing materials differ according to their sensitivity to aging and destruction. Cleaning, repointing, and sealing terracotta and concrete tiles are usually effective at rebuilding them. Metal roofs, though, are subject to rust or corrosion, particularly on older houses near the coastline.
The type of material also assists in knowing the best treatment option. Other materials, such as aged metal roof sheets, may not restore properly and might need parts to be replaced; others, such as tile roofs, will appear as new once they are delicately restored.

Budget

The decision is mainly influenced by the amount of money that you have. Roof repairs are usually more affordable in the short term and would be suitable in case of isolated repairs. However, when you have to repair your roof more than once, the repairs may be quite expensive.

Aesthetic Condition

The roof that is looking tired can spoil all the visuals of your dwelling. Deteriorated paint, grime, and dirt, growth of lichens and algae, etc. may age a roof prematurely. And although repairs can fix the functionality problems, they will do nothing to give your roof a beautiful look.
Painting, resealing, and cleaning your roof makes it appear brand new and boosts kerb appeal significantly, which may be crucial in case you intend to sell or rent your house out.

Cost Comparison: Roof Repair vs. Roof Restoration in Australia

The roof work in Australia is charged based on the damage size, roof size, material, and geographical location. Repairing a roof would cost most people between 250 and 1000, which is enough to solve some minor leaks, change some tiles, or do some flashing. It is a fast and less expensive fix to small-scale, local problems.
Roof restoration is more thorough and will cost between 3000 and 8000 dollars for a typical-sized home. This involves cleaning, changing tiles, reporting, and using protective coatings. Restoration costs more initially but lasts longer, boasts a more pleasing appearance, and is more energy efficient.
Restoration can be a more cost-effective solution as compared to repairs in case your roof is in constant need of repairs. For accurate pricing and advice that changes with the condition of your roof, rely on the expertise of Action Roofing.

FAQ's

What should I do to determine whether my roof needs repair or restoration?

In case your roof is in minor and localised trouble, such as a few leaks, or the tiles are broken, it might be sufficient to perform the repair. But when the issues are extensive, like fading of surfaces, leakage in various points, or wear and tear of tiles, it is preferable to go with a complete roof restoration.

How much time do you take on roof restoration?

The restoration of a roof normally requires 2 to 5 days, depending on the size of the roof, the weather, and the amount of work necessary. Our goal at Action Roofing is to streamline the process to be effective without having you struggle to manage the process or lose quality work.

Will my roof look better after it is restored?

Yes, absolutely. The roof restoration consists of high-pressure cleaning, repairing, and recoating to provide your roof with a new appearance. It also increases the kerb appeal and may add value to your property, particularly handy in case you wish to sell or lease.

Is it less expensive to restore a roof than to replace it?

Yes. Discounting the roof completely is way cheaper than repairing it. It prolongs the life of your existing roof, repairs any problems, and enhances its appearance, all at a fraction of the cost of a totally new roof and with minimal disruption of its use.

Do you provide guarantees on your service?

Yes, we offer every one of our roof restorations and repairs with a workmanship guarantee. Our materials are also Australian-made and of the best quality and are backed by manufacturer guarantees, assuring you that your roof is covered for years to come.

Action Roofing was recommended by a local carpenter. Michael said I would be really happy with them - and I was. Michael knew one of the owners for many years. All the dealings I had with Paul and Peter (the owners) and subsequently Ben and Kyle, who did the actual roofing repairs, were excellent. There were plenty of photos provided (I asked for them) and Ben explained what they did, and also educated me on what makes a good job and why. More research on my part confirmed that Ben and earlier Paul, were not talking "through their hat". The repairs/maintenance were not cheap but the care Ben and Kyle showed in their work was obvious. I wanted a good job with no shortcuts. Earlier at the time Paul assessed my roof, after questioning, Paul indicated that if I wanted shortcuts, then I would have to get another roofer. Overall, very happy customer.

Peter is one of the rare tradies that is honest and accurate about what needs fixing on a job and hence doesn’t charge an arm and a leg.
We use Peter for all of our roofing jobs and I would’t risk giving a job to anyone else. He is quick to pin point the issue and his pricing is fair. I once had an owners insurance builders return 5 times to a property without fixing the issue. I asked the owner if we could send Peter which I did and the job was completed first go.

I am the Maintenance manager at a Retirement and aged care village on the Northern Beaches (Allambie Heights) and we have had the pleasure of having Action Roofing do
considerable repairs, alterations and maintenance on our many 1970 era, eves and gutters. The service was excellent, the staff very skilled ,polite efficient and clean and tidy. The Owner Peter Portelli was so very competent in all aspects. Technically the best I've been associated with. He was in high demand especially during weather incidents and even then never failed to turn up for appoints , quotes or actual work to be done. When Peter gave his assurances on a job I knew it would be done to the highest standard.
I cannot but give him references of the highest quality
